**NOTICE**
**NEW GATE HOURS**
Effective November 1, 2025, the HTCMD Gates will transition to a year-round policy for open / closure times:
- Gates Open: 5:00 a.m. to 9:00 p.m.
- Gates Close: 9:00 p.m. to 5:00 a.m.
- 365 days per year*
*With flexibility for forecasted snow events where gates may be open longer to maintain accessibility, facilitate snow removal activities, and prevent damages.
October 2025
New Pedestrian Gates
Good news! Work has started on two new pedestrian gates along Yosemite. Construction kicked off at the end of September, and once complete, these gates will make it easier and more convenient for everyone to get around.
Auto Gate Hours
The Board recently updated the auto gate policy. Starting now, the gates will close each night from 9:00 PM to 5:00 AM. This change is meant to keep things a little more secure while still allowing full access during the day.
Fresh Plantings Coming
We’re already planning ahead for Spring 2026! New plantings will be added throughout the community to keep things looking fresh and welcoming. Plus, any plants added in 2025 that didn’t make it will be replaced under warranty at that time.
Irrigation Updates
The District is working closely with CoCal to repair and fine-tune the irrigation system. The goal is better watering in the areas we maintain, while also keeping up our efforts to save water wherever possible.
Emergencies
If you notice an irrigation leak or damage to District property that needs immediate attention, please call Advance HOA at 303-482-2213. For emergencies outside of regular business hours, call our after-hours line at 800-892-1423. When calling, please be ready to share the exact location and a brief description of the issue to help us respond quickly.
Gate Access
Have a guest or ride visiting after the gates close? Please reach out to Melissa K. to obtain your Directory number and instructions for ‘guest’ access after 9:00 PM and before 5:00 AM.
Need a gate transmitter, gate code, or a pedestrian gate key?
Contact Melissa Kupferer at 303-482-2213 ext. 283 or email her at Melissa.Kupferer@advancehoa.com. Gate transmitters are $40 each, billed to your District account. Deliveries go out each Monday, except on holidays.
And friendly reminders from your District: The speed limit within the community is 25MPH and vehicles, including golf carts, are to stop at stop signs.
Golf carts are not permitted on sidewalks. You may review the golf cart policy on our website.
